The Garneau project is located adjacent the University of Alberta campus, the University of Alberta Hospital and the mature residential neighbourhood of Garneau. The Project is comprised 6600 sq. ft. of modest commercial retail space fronting 112th Street, 188,000 sq. ft. of student residences and 267,160 sq. ft. of market apartment units, sharing a common podium founded on two levels of below-grade parking.

The Project is a two-tower development atop a shared podium with (i) two levels of a below-grade parking garage (260 stalls) with provisions for car share and electric vehicle parking, (ii) commercial retail space fronting 112th Street, (iii) 175 student residences (493 beds), (iv) 260 market residential high-rise units, and (v) 12 single-family townhomes fronting 86th Avenue. The amenities for development include fitness, co-working, residence communal, outdoor terrace and lounge areas.
